Welcome to Search Zero ("Platform", "Website", "we", "us", or "our"), operated by SearchZero Innovations Private Limited, a company incorporated under the Companies Act, 2013, and a product of the Credvest Group.

By accessing or using searchzero.co.in (the "Website") or any services offered through it, you ("User", "you", "your") agree to be bound by these Terms and Conditions ("Terms"). If you do not agree with any part of these Terms, please do not use the Website.
1.1 "EOI" or "Expression of Interest" means a non-binding indication of a User's intent to purchase a specific unit in a real estate project,
accompanied by a payment of the EOI amount through the Platform.
1.2 "Developer" or "Promoter" means the real estate developer or promoter whose project is listed on the Platform.
1.3 "Project" means a residential real estate project listed on the Platform.
1.4 "Unit" means an individual apartment, flat, or residential unit within a Project.
1.5 "EOI Amount" means the amount payable by the User to express interest in a Unit, as displayed on the Platform at the time of payment.
1.6 "Platform Fee" means the service fee retained by Search Zero from each EOI transaction for facilitating the digital EOI process.
1.7 "SmartMatch" means Search Zero's proprietary technology that matches User preferences with available properties.
2.1 You must be at least 18 years of age and competent to enter into a binding contract under the Indian Contract Act, 1872, to use the Platform.
2.2 By using the Platform, you represent that all information provided by you is accurate, current, and complete.
2.3 The Platform is currently available for properties located in Bengaluru, Karnataka, India.
3. Nature of Service
3.1 Search Zero is a technology platform that enables Users to
discover, evaluate, and express interest in residential real estate projects. Search Zero is not a developer, builder, or promoter of any real estate project listed on the Platform.
3.2 Search Zero acts as an authorised digital EOI partner for listed projects under the mandate of Credvest, which is the exclusive sales and marketing partner for these projects. Credvest holds RERA Agent Registration in Karnataka.
3.3 The information displayed on the Platform regarding any Project (including but not limited to pricing, specifications, floor plans, amenities, construction status, and availability) is provided by the respective Developer and is presented by Search Zero in good faith. Search Zero makes reasonable efforts to ensure accuracy but does not independently verify every detail provided by the Developer.
3.4 Search Zero does not guarantee the availability, quality, legality, safety, or suitability of any Project or Unit listed on the Platform. Users are advised to conduct their own independent due diligence before making any purchase decision.
4.1 Submission of an EOI through the Platform does not constitute a legally binding agreement for the purchase of a Unit. The EOI serves strictly to indicate the User's intent to secure a Unit in the specified Project under the prevailing conditions.
4.2 Upon submission of an EOI, the selected Unit will be provisionally blocked for the User, subject to confirmation by the Developer. Search Zero does not guarantee that a unit will remain available at the time of EOI submission.
4.3 The formal booking, agreement for sale, and all subsequent legal documentation shall be executed directly between the User and the Developer, in accordance with applicable laws including the Real Estate (Regulation and Development) Act, 2016 (RERA),
upon registration being granted.
4.4 The EOI amount is collected from the User through the Platform's integrated payment gateway. A portion of the EOI amount is retained by Search Zero as a Platform Fee for facilitating the digital EOI process. The remaining amount (EOI amount minus Platform Fee) is transferred directly to the Developer's designated bank account.
4.5 The User acknowledges and agrees that Search Zero is collecting the EOI amount on behalf of the Developer. The payment, after deduction of the Platform Fee, is transferred directly to the Developer's account. At no point does Search Zero hold buyer funds beyond the time required for payment processing and transfer.
5.1 All prices displayed on the Platform are exclusive of government charges, stamp duty, registration charges, GST, maintenance charges, and other applicable taxes and levies unless explicitly stated otherwise.
5.2 Prices, unit specifications, layout designs, and availability are subject to change at the sole discretion of the Developer without prior notice, prior to the execution of the final Agreement for Sale.
5.3 Payments are processed through Razorpay (or such other payment gateway as may be used by Search Zero from time to time). Search Zero does not store, collect, or process any credit card, debit card, net banking credentials, or UPI information. All payment data is handled directly by the payment gateway provider in accordance with PCI-DSS standards.
5.4 Any additional payments, schedules, and milestones beyond the EOI amount are subject to the payment terms defined by the Developer and shall be communicated to the User separately.
5.5 The Platform Fee is non-refundable once the EOI transaction is
successfully processed.
6.1 Search Zero offers a 90-day refund guarantee. If a User wishes to cancel their EOI within 90 days of payment, the User may request a cancellation through the Platform or by writing to info@searchzero.co.in.
6.2 Upon a valid cancellation request within the 90-day window, the Developer shall process a refund of the EOI amount (minus the Platform Fee retained by Search Zero) to the User within 5 business days.
6.3 Refund of the EOI amount (including Platform Fee) is the responsibility of the Developer. Search Zero facilitates the cancellation request but does not control the Developer's refund processing timeline.
6.4 Cancellations requested after the 90-day window shall be governed by the Developer's standard cancellation and refund policy, as communicated to the User.
6.5 In the event of non-allotment of a Unit by the Developer, the full EOI amount (including Platform Fee) shall be refunded to the User. In such cases, the Developer shall reimburse the Platform Fee to Search Zero separately.

7.1 You agree to provide accurate, truthful, and complete information during registration, SmartMatch questionnaire, and EOI submission.
7.2 You agree not to use the Platform for any unlawful purpose, or in any manner that could damage, disable, or impair the Platform.
7.3 You shall not attempt to gain unauthorised access to any portion of the Platform, other User accounts, or any systems or networks connected to the Platform.
7.4 You acknowledge that you are solely responsible for your purchase decisions. Search Zero provides information and facilitates discovery, but does not provide investment advice, legal advice, or financial advice.
7.5 You agree to independently verify all material information about a Project before making a purchase decision, including but not limited to RERA registration status, title clearance, construction approvals, and financial viability.
8.1 To access certain features of the Platform, you may be required to create an account. You are responsible for maintaining the confidentiality of your account credentials.
8.2 You are responsible for all activities that occur under your account. You must notify us immediately of any unauthorised use of your account.
8.3 Search Zero reserves the right to suspend or terminate your account if any information provided is found to be inaccurate, incomplete, or if you violate these Terms.
9.1 All content on the Platform, including but not limited to text, graphics, logos, images, software, design elements, SmartMatch
algorithms, and data compilations, is the property of SearchZero Innovations Private Limited or its licensors and is protected by applicable intellectual property laws.
9.2 You may not reproduce, distribute, modify, display, perform, or use any content from the Platform without prior written consent from Search Zero.
9.3 Project information, images, floor plans, and marketing materials displayed on the Platform are the property of the respective Developers and are used under licence or with authorisation.
10.1 Search Zero is a technology platform that facilitates discovery and EOI for real estate projects. Search Zero is not a party to any transaction between the User and the Developer.
10.2 Search Zero shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising out of your use of the Platform, including but not limited to damages arising from:
(a) Any inaccuracy, defect, or misrepresentation in the project information provided by the Developer;
(b) Any defect in title, construction quality, or delivery of any Project or Unit;
(c) Any delay or failure by the Developer to honour booking commitments, refund obligations, or delivery timelines;
(d) Any loss arising from payment gateway failures, network issues, or third-party service disruptions;
(e) Any decision made by you based on information available on the Platform.
10.3 In no event shall Search Zero's total liability to you exceed the Platform Fee paid by you for the specific EOI transaction in question.
11.1 You agree to indemnify, defend, and hold harmless SearchZero Innovations Private Limited, its directors, officers, employees, agents, and affiliates from and against any claims, losses, damages, liabilities, costs, and expenses (including legal fees) arising out of your use of the Platform, violation of these Terms, or violation of any applicable law.
12.1 The Platform may contain links to third-party websites, services, or content. Search Zero does not endorse, control, or assume any responsibility for such third-party services.
12.2 Payment processing is handled by Razorpay (a third-party payment gateway). Your use of the payment gateway is subject to Razorpay's terms and conditions and privacy policy. Search Zero is not responsible for any issues arising from the payment gateway's services.
13.1 Projects listed on the Platform may be at various stages of regulatory approval. The RERA registration status of each project is
displayed on the listing page. Users are advised to verify the RERA registration independently on the Karnataka RERA portal (rera.karnataka.gov.in).
13.2 Search Zero operates under Credvest's RERA Agent Registration.
13.3 Buyers are advised to verify all project details, approvals, and legal status independently before making any purchase decision. Search Zero's listing of a project does not constitute an endorsement of the project's legal compliance or investment merit.
14.1 By registering on the Platform or submitting an EOI, you consent to receiving communications from Search Zero via email, SMS, phone, or push notifications regarding your EOI status, project updates, and platform features.
14.2 Search Zero is committed to protecting you from unwanted calls, spam, and pressure. Your contact details are not shared with third parties for marketing purposes without your consent.
14.3 You may opt out of marketing communications at any time by writing to info@searchzero.co.in or using the unsubscribe option in any communication.
15.1 Search Zero reserves the right to modify these Terms at any time. Updated Terms will be posted on this page with a revised "Last Updated" date.
15.2 Your continued use of the Platform after any modification
constitutes your acceptance of the revised Terms.
15.3 It is your responsibility to review these Terms periodically.
16.1 These Terms shall be governed by and construed in accordance with the laws of India.
16.2 Any dispute arising out of or in connection with these Terms shall first be attempted to be resolved amicably through mutual discussion within 30 days.
16.3 If unresolved, the dispute shall be referred to arbitration under the Arbitration and Conciliation Act, 1996. The arbitration shall be conducted in Bengaluru by a sole arbitrator mutually agreed upon.
16.4 The courts in Bengaluru, Karnataka shall have exclusive jurisdiction over any disputes arising from these Terms.
17.1 If any provision of these Terms is found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.
